Equipment that is impressive

The detached house meets the minimum sound insulation requirements of DIN and is also a GEG building. Windows and doors on the first floor are fitted with burglar-resistant mushroom heads and strike plates. All double-glazed windows, with the exception of the skylights, will be fitted with electric shutters. Thought has also been given to the little things that play an important role in everyday life. Building project


At the Spieker in Lünen, 2 two-storey detached houses are being built with an attic that can be extended on request. The buildings will be of solid construction with a partition wall to the neighboring building. The houses will be built in accordance with the building regulations valid in NRW at the time of application for planning permission, the requirements of the DIN standards introduced by the state building regulations, the GEG energy saving regulations and in the area of sound insulation in accordance with DIN.

Construction and appearance


Foundation

The buildings are erected on a statically calculated reinforced concrete floor slab.

Residential floors
The load-bearing exterior, building partition and interior walls of the residential floors are made of solid masonry. The non-load-bearing interior walls of the residential storeys are double planked on both sides with plasterboard. The ceilings above the ground and upper floors are made of reinforced concrete as so-called solid concrete ceilings. All wall and ceiling dimensions are based on structural calculations. In the bathroom, WC and kitchen, the cladding of the pipes and shafts will be made of plasterboard, also as a plinth or shelf, where necessary.

Roof
The buildings will have a hipped roof. The roof pitches are made of a timber construction. The roof is covered with concrete roof tiles. The space between the roof tiles and the underlay is ventilated using counter battens in accordance with the guidelines of the roofing trade. The roof is drained via gutters and external downpipes made of untreated zinc sheet.

Note:
At joints between plasterboard cladding and plastered walls/ceilings (especially
in the roof) can lead to cracks due to the different material properties.

Facades and windows
The required thermal insulation is achieved with a thermal insulation composite system. The facade plaster will be white. The windows of the building and the patio doors are made of plastic, color: anthracite. At least one window sash in each room (except for the storage room and corridors) is fitted with a turn/tilt fitting. The locking and fittings of the windows and doors on the ground floor are burglar-resistant with mushroom heads and strike plates. The windows in the living areas are designed in accordance with sound and thermal insulation certificates.

Roller shutters
The patio doors and all windows with the exception of the skylights will be fitted with roller shutters made of plastic profiles with electric drives.

Front door
The entrance door consists of an aluminum construction. The frame element is color-matched to the windows. The door is fitted with a security lock with multi-point locking, profile cylinder, a stainless steel push handle on the outside and a plastic lever handle on the inside. A doorbell system, a recessed ceiling light with motion detector, a house number and a letterbox are installed in the entrance area.

Glazing
All windows, French doors and the front door are fitted with insulating glazing in accordance with the thermal insulation certificate.

Thermal insulation and soundproofing measures
All thermal insulation measures carried out on the building are carried out in accordance with the thermal insulation certificate prepared for the building.
Noise protection measures are implemented as required.

Interior extension


Stairs

The stairs are a steel construction with solid beech treads and a wooden handrail on one side, also in beech.

Ceiling and wall treatment
All interior masonry wall surfaces on the ground floor, second floor and stairwell area are filled to quality level Q 3 with a painter's fleece (painted white).
According to a sample template, wall tiles are installed in the bathroom and WC, format approx. 30/60 cm, color white. In the bathroom, the pre-wall area is tiled to a height of approx. 1.20 m, the area around the bath is tiled to a height of approx. 0.90 m and the shower area is tiled to room height. In the WC, the pre-wall area behind the wash hand basin is tiled to a height of approx. 1.20 m and the pre-wall area of the toilet is tiled to a height of approx. 1.50 m.

Floors
All living and ancillary rooms on the ground floor, first floor and top floor will have a floating screed. The upper floors of the bathrooms and WCs will be covered with ceramic tiles, approx. 30/60 cm in anthracite color.

Interior doors
The room doors on the residential floors in wooden frames have a white coated surface. The doors are closed using a light metal lever handle set.

Window sills
The exterior window sills are covered with stove-enameled aluminum profiles.
The color tone is matched to the exterior window color. The base (external window sill) of the
Patio door is covered with an aluminum checker plate. The low-barrier patio door is

Masonry interior parapets are fitted with window sills made of artificial stone (Micro carrara), color:
white.
In the sanitary rooms, the parapet is tiled or fitted with an interior window sill.

Painting work
The steel construction of the stairs is painted white.
All walls and ceilings on the residential floors are painted white.

Building services

Electrical installation
The houses have an electricity connection with their own meter. The installation is carried out in accordance with the requirements of the relevant regulations.
The house connections as well as the electrical sub-distribution are installed in the HWR in the building services area. Automatic circuit breakers secure the individual circuits. In the individual residential floors, the cables are laid as flush-mounted installations.

Heating system and hot water supply
Each house will have its own air-water heat pump. All living rooms and bathrooms are heated with underfloor heating.
The underfloor heating is controlled depending on the outside temperature with automatic reduction or day and night programs.
An electrically operated towel radiator is installed in the bathroom.
DIN EN 12831 in its currently valid version is used as the basis for calculating the required heat demand.

Garage
The garage is a prefabricated component measuring approx. 6.00 x 3.00 m. The foundations are dimensioned according to static calculations.
Each garage will have an electrical connection inside, i.e. a socket and a ceiling light point, and cables will be laid in preparation for the connection of an electric charging station for cars.

Outdoor facilities

The house entrances, footpaths and driveways will be covered with gray concrete paving.
Each house will have a terrace of approx. 14 m² in gray concrete paving.
All undeveloped and unpaved areas are given a topsoil application, which is roughly leveled.
The properties in the rear garden area are enclosed by an approx. 1.00 m high, anthracite-colored bar mat fence.
A privacy partition (approx. 3.60 m x 1.80 m) is installed between the terraces.
The properties have garden access, which is provided via the rear door in the garages. A splash protection strip made of limestone gravel will be installed on the façade of the buildings in the area of the vegetation.

Garbage can storage space
For each house, an area of approx. 1.80 x 0.80 m will be paved in the entrance area as a garbage can storage area. The area will be fenced on three sides with an anthracite-colored bar mat fence approx. 1.20 m high, including an anthracite privacy screen insert.
The waste garbage cans are not included in the scope of services.

Location of air-to-water heat pump
A stand for the outdoor unit of the air-to-water heat pump is provided in the front garden of each house.
